This proposal outlines the integrated design-build engagement Northwind Studio will deliver for Acme Co. A single team owns architecture and design alongside construction, so scope, schedule, and budget stay aligned from the first sketch to final walkthrough.

• Shorten the overall timeline by overlapping design and pre-construction.
• Keep design intent and construction budget aligned throughout the project.
• Coordinate architects, engineers, and trades under one unified team.

Scope of Work

The project runs across three phases. Each closes with a written deliverable and an owner review before the next begins.

What is included

• Schematic design through construction drawings and specifications
• Permit preparation, submittal, and jurisdictional coordination
• Construction management and daily site supervision
• Subcontractor bidding, buyout, and coordination across trades
• 12-month workmanship warranty from substantial completion

Not included: designer selections beyond the agreed specification, owner-requested upgrades after design sign-off, hidden or unforeseen site conditions (addressed by change order), and owner-supplied materials or fixtures. New scope can be added in writing at any time.

Investment

The project is delivered under a single design-build contract. Line items below map to the phases in the scope of work; construction pricing is confirmed at the end of pre-construction.

Payment Schedule

Invoices are due within 15 days. Construction progress payments follow the schedule of values agreed at the end of pre-construction, subject to the kickoff month you provide on the acceptance page.

Acceptance

To proceed, complete the fields below and sign. This proposal is valid for 30 days from the date on the cover.
