Project Overview

This proposal outlines the construction project Northwind Studio will build for Acme Co. As the general contractor, we manage permitting, subcontractors, materials, scheduling, and site supervision from mobilization through close-out, keeping you informed at every milestone.

Objectives

• Deliver the full scope of work built to spec and code.
• Hit the agreed schedule and budget with no surprises.
• Coordinate subcontractors cleanly so trades hand off without delay.
• Pass all required inspections the first time.

Scope of Work

The project runs across three phases. Each closes with a written deliverable and a walk-through before the next begins.

What is included

• Permits, fees, and all required inspections
• Labor and materials per the approved spec and plans
• Subcontractor coordination and daily on-site supervision
• Daily site clean-up and end-of-project final cleaning
• 12-month workmanship warranty from close-out date

Not included: designer or architect fees, upgrades or finishes beyond the approved spec, hidden conditions discovered mid-build (handled by written change order), and owner-supplied materials. New scope can be added in writing at any time.

Investment

The project is a fixed-price contract billed against milestones. Line items below map to the phases in the scope of work.

Payment Schedule

Invoices are due within 15 days. Construction is scheduled to start within 2-4 weeks of signature and permit approval, subject to the start date you provide on the acceptance page.

Acceptance

To proceed, complete the fields below and sign. This proposal is valid for 30 days from the date on the cover.
