Project Overview

This proposal outlines the renovation Northwind Studio will build for Acme Co. It covers the defined project scope, permits and inspections, subcontractor coordination, and how we run the job day-to-day so it lands on spec, on schedule, and on budget.

Objectives

• Deliver the renovation exactly to the agreed specification and finishes.
• Hit the schedule and budget with clear weekly updates for you.
• Coordinate all subcontractors so trades hand off cleanly on site.
• Pass every required permit and inspection on the first attempt.

Scope of Work

The project runs across three phases. Each closes with a review walkthrough on site before the next begins.

What is included

• Permits, inspections, and code compliance
• All materials and labor per the agreed specification
• Licensed subcontractor coordination across every trade
• Daily site clean-up and end-of-project deep clean
• 12-month workmanship warranty from close-out

Not included: designer fees, appliance upgrades, any upgrades beyond the agreed spec, hidden conditions discovered during demo (handled by written change order), and owner-supplied materials. New scope can be added in writing at any time.

Investment

The project is priced as a fixed contract, broken into a mobilization deposit, progress draws through construction, and a close-out payment. Line items below map to the phases in the scope of work.

Payment Schedule

Invoices are due within 15 days. Mobilization is scheduled within 2 weeks of signature, subject to the start date you provide on the acceptance page.

Acceptance

To proceed, complete the fields below and sign. This proposal is valid for 30 days from the date on the cover.
