Project Overview

This proposal outlines the architectural design engagement Northwind Studio will lead for Acme Co. It covers schematic design, design development, and the construction documents needed to permit and build the project.

Objectives

• Translate your program and site into a workable, well-considered design.
• Produce permit-ready drawings that meet local code and zoning requirements.
• Coordinate with structural, mechanical, and civil engineers as needed.
• Guide contractor selection and answer questions during bidding.

Scope of Work

The engagement runs across three design phases. Each closes with a written deliverable and a review meeting before the next begins.

What is included

• Site analysis and zoning review
• Schematic and design development drawings
• Permit-ready construction documents and specifications
• Coordination with structural, MEP, and civil engineers
• Weekly design review with your team

Not included: engineering stamps and consultant fees, permit and municipal filing fees, construction administration (billed separately), and 3D renderings beyond the schematic study images. New scope can be added in writing at any time.

Investment

The engagement is a fixed fee organized by phase. Line items below map to the phases in the scope of work.

Payment Schedule

Invoices are due within 15 days. Kickoff is scheduled within 2 weeks of signature, subject to the start month you provide on the acceptance page.

Acceptance

To proceed, complete the fields below and sign. This proposal is valid for 30 days from the date on the cover.
