Remodel Contract

A design-led remodel agreement between Northwind Studio and Acme Co covering interior design, drawings, and project coordination for a residential or office remodel.

Parties and Project

This contract is entered into by Northwind Studio (the "Designer") and Acme Co (the "Client") for design and coordination on the remodel described below. The Designer owns the design intent; licensed contractors, retained separately by the Client, perform the construction work.

Recitals

The Client wishes to remodel the property described above and needs a design partner to develop the concept, produce drawings, source finishes, and coordinate with contractors. The Designer holds the experience and vendor network to lead this work. Both parties agree to the scope, fees, and terms in this contract.

Scope of Design Services

The engagement runs across three phases. Each closes with a review meeting; the next phase begins only after the Client approves the deliverable in writing.

What is included

• Schematic and design development drawings for the scope rooms
• Finish and material specifications with vendor sourcing
• Weekly site walks during construction
• Contractor bid review and coordination
• Punch-list management and final styling

Not included:structural engineering, permitting, construction labor, contractor payments, and physical goods. Vendor trade discounts, where available, are passed through to the Client.

Fees and Payment

The design engagement is a fixed fee. Construction costs, permits, and physical goods are billed separately by their respective vendors and are not included below.

Payment Schedule

Invoices are due within 15 days. The design engagement runs approximately 14 weeks; construction runs on the contractor's schedule and can extend the overall project timeline.

Acceptance

To proceed, complete the fields below and sign. Site survey is scheduled within 10 business days of countersignature.
