Architect Contract

Overview

This contract sets out the architectural services Northwind Studio will provide to Acme Co for the project described below. It covers the three standard phases of design, along with roles, deliverables, and fees at each stage.

Objectives

• Translate the brief into a buildable design within budget.
• Coordinate the consultant team across every phase.
• Produce a complete, coordinated set of construction documents.
• Support the Client through bidding and permit review.

Scope of Work

The engagement follows the three standard architectural phases. Each closes with an approval checkpoint before the next begins.

What is included

• Schematic, design development, and construction document sets
• Consultant coordination for structural, MEP, and civil disciplines
• Permit set and responses to authority review comments
• Bidding support with up to three qualified contractors

Not included: construction administration beyond bidding, interior design and FF&E procurement, landscape design, environmental testing, and surveys. Additional scope can be added in writing at any time.

Fees and Payment

Fees are billed as a fixed sum per phase, invoiced monthly against progress. Consultant fees are pass-through billed at cost with a coordination fee.

Payment Schedule

Invoices are due within 30 days. Work on each phase begins on Client approval of the prior phase and receipt of the phase retainer.

Acceptance

To engage the architect for the project, complete the fields below and sign. Work begins on receipt of the signed contract and initial retainer.
